Hundreds of new residents make Boerne, TX their home each year. Boerne, located near San Antonio, is the hill country. Besides the rolling hills and beautiful landscapes, Boerne has a growing economy which attracts new businesses, great schools, culture, outstanding restaurants and historic German roots.

German immigrants established Boerne in 1849 and named the town after German publicist and poet Ludwig Börne. Boerne’s history has been preserved through the years even though there are very few original settlers left. German used to be the only language spoken and until recently was still taught in the public schools.

Boerne has its own German band, the Boerne Village Band, which is the longest playing German band outside of Germany. They play the Abendkonzerte, outdoor concerts in the spring and summer.

The city also celebrates its German history every year with the Berges Fest, meaning Festival of the Hills, on Father’s Day weekend. The festival is about all things German and also is a fundraiser for local charities and needy people.

There is plenty of German food and activities including an egg toss, Dachshund races and a king and queen are crowned. Everyone working the festival is in full German attire.

For the last 36 years, after Thanksgiving the town also puts on a festival called Dickens on Main. It runs for two weeks and includes the Weihnachts Fest Parade the first Saturday in December. Everyone gets in to the spirit of things with period costumes and entries for the parade.

Boerne Area Private Schools offer Education Options

Good schools are a major factor in making a decision abut buying a house. Boerne, Texas gives parents outstanding options for the education of their children.

The private schools in Boerne are all exceptional while offering different learning opportunities.

Families looking for a Christian school have The Geneva School of Boerne, established in 1999, offering Kindergarten through 8th grades. The schools mission is to “provide a classical education from a biblical worldview, to equip students for a lifetime of learning, service and leadership to the glory of God.” Geneva School also study grammar, Latin, arts and literature. The school’s enrollment has grown substantially as new families have moved to Boerne.

Growth led to Geneva school opening a new building in 2006 on 32 acres. The new space allows the school to offer more classroom space, theater on a new stage, a new basketball court, tennis and football.

The Texas Military Institute, established in 1983 and located on 72 acres, is a private Christian school for grades 6-12. It is sponsored by the Episcopal Church and has the honor of being the oldest college preparatory school sponsored by the church in the southwest United States. The school has educated many famous people.

If parents are looking for more of a home-schooling atmosphere, Hill Country Montessori School is the school for them. The environment is set to teach students independence, art, math, music, Spanish and karate. The Montessori methodology allows children freedom to explore their individual interests and strengths, and work at their own pace unlike traditional schools.

Industry And Tourism Booming In Boerne Texas

Industry and tourist trade are booming in Boerne, Texas. The town, self-proclaimed “gateway to the hills,” is easily accessible from San Antonio, Houston and Austin by way of Interstate 10.

Boerne is made up of around 10,000 residents, but is expected to triple in size over the next 20 years. The city has also attracted a record number of visitors over the past year to its rolling hills and beautiful landscapes. And the visitors seem to be staying as residents. More and more executives from San Antonio are moving to Boerne.

Boerne’s German heritage plays a huge role in the city’s charm and appeal. There are multiple German festivals each year and Boerne has its own German band. The Boerne Village Band is the longest playing German band outside of Germany and they play the Abendkonzerte, outdoor concerts in the spring and summer.

A strong arts community, award winning schools, strong real-estate sales, year-round outdoor sports, community events and live music attract new visitors and residents. Cibolo Creek is also a draw in the area as well as the beautiful agriculture.

The downtown business district is composed of unique locally owned boutique shops and restaurants in historic buildings. The city is working on attracting new retail business to the area and has started by adding fine dinning restaurants, two new hotels and a new hospital.

Although tourism is the number one trade in Boerne, driving the business growth is the high-tech industry which continues to grow at a fast pace. This means more good-paying jobs over the next 15 years. About $41.6 million in capital investment to Kendall County, along with an additional 330 jobs over the next seven years will come from Albany International Corp.

3 Things To Consider When Purchasing Texas Hill Country Land To Build On

Here are three things that you should consider when not only purchasing land to build your dream house on in Texas Hill Country, but these rules apply virtually everywhere else too.

1) How Much Am I Going To Pay In Taxes?

One of the things to remember in purchasing land to build on at a later date is what are the taxes going to cost me from the time that I purchase the property until the time I actually build on the property?

Now this time may vary from just a few months to several years. Depending on how long it takes you build and the area where you purchase the property, this can be a significant cost to consider.

There are several developments where the taxes may be less than $50 per year due to Wildlife Agricultural Exemptions allowing you to spend your money on buying more land or saving money for building your home. Make sure you ask your agent about this.

2) Do I have access to high speed Internet and other utilities?

This can be a very important question. In this day and age you are going to want to have access to high speed Internet and utilities. You also want to make sure that you won’t have to pay an arm and a leg to run electric to your lot. Never assume these things and make sure you ask about them.

3)  How about water?

Having access to water, be it from a public source or drilling a well is an important question to answer. While it may seem basic, again, make sure you ask your agent about it.

If you have access to public water, how much are the tap fees? If you already have a well, how deep is it and does the pump work? If it does not have access to public water and there is no well, ask how far you will have to drill to get drinkable water.

If you ask these 3 questions before you purchase, you will be able to make a much better decision and truly get the best deal when your purchase land in Texas Hill Country.
